(I) TAXES: Value Added Tax (VAT): The landlord will issue a monthly invoice for the fixed rent, increased by the application of the corresponding tax rate. The standard VAT rate will generally be 21%.

(II) EXPENSES: Landlord and tenant may agree that general expenses for the proper maintenance of the property, its services, taxes, charges, and liabilities that cannot be individualized and correspond to the leased property or its fixtures shall be borne by the tenant. This agreement shall be in writing and determine the annual amount of such expenses. Expenses measured by individual meter units shall be borne by the tenant.

(III) Real estate agency fees: The tenant must pay upon signing the contract the invoice corresponding to one monthly payment of the annual lease price plus the corresponding 21% VAT.
